Land & Legal
Parcels, survey numbers, extent and rate. Advances against a purchase, encumbrance status, due-diligence checklist, and the approvals a plot needs before anything can be built on it.
26 modules
Every module below is built, in use, and switched on or off per company. A builder who does not sell flats does not carry the sales module; one who does not own machines does not carry equipment.
Before the site opens
The part most construction software skips, and the part where the largest single cheques are written.
Parcels, survey numbers, extent and rate. Advances against a purchase, encumbrance status, due-diligence checklist, and the approvals a plot needs before anything can be built on it.
Bill of quantities, rate analysis and a project estimate that recalculates as items change. What you priced stays comparable with what it went on to cost.
The spine everything else hangs from. Blocks, towers, cost codes, the project team and who is allowed on which site.
Buying and holding material
Indent to bill, with the document numbers issued by the system rather than by whoever is typing.
Indents raised from site, quotations from vendors compared side by side, purchase orders, goods receipt against the order, and the vendor bill matched to both.
Stock by store and by project, issues against a cost code, transfers between sites, and a physical count that produces an adjustment you can explain. An issue larger than the stock on hand is refused.
Owned and hired machines, running logs, fuel, maintenance schedules and breakdowns. Costs are visible to the office and hidden from site staff who have no business seeing them.
Work orders, running account bills with measurement, retention and deduction, labour contractors and daily headcount from site.
Money
A proper double-entry ledger underneath, and the Indian statutory work on top of it.
Chart of accounts, journals, a ledger that balances, and reports that tie back to source documents rather than being typed again.
Payables and receivables, ageing, petty cash and advances, and expenses with an approval route that matches how your company actually signs things off.
Bank statements imported and matched against entries, so reconciliation stops being a monthly evening.
GST returns with the place of supply worked out from the customer's state, GSTR-2B matching, and TDS with the sections and rates that apply.
Staff records, attendance, salary structures and payslips, with PF, ESI and professional tax calculated rather than remembered.
On site
Built for people entering things on a phone, standing in the sun, often without signal.
Daily progress report, site diary, manpower and machinery deployed, photographs with dates, and site tasks assigned to a person.
Inspection plans, material tests, snags with photographs, non-conformance reports, toolbox talks, work permits, incidents and safety observations.
Activities, durations, dependencies and progress against plan, so a slipping item is visible while there is still time to move labour.
Entries made on site queue on the phone when there is no signal and sync when there is. Nothing is entered twice and nothing is lost.
Selling the flats
From the first enquiry to the last receipt, and then to the person who owns the flat.
Every flat with its floor, type, carpet and saleable area, undivided share, price, view premium and mortgage status. One live booking per flat, enforced.
Bookings, agreed price, payment plan, demand letters raised on milestones, receipts, cancellations and the paperwork each stage needs.
Enquiries by source, site visits, follow-ups and a pipeline that shows which channel actually produced bookings.
The buyer's own login: agreement, payment schedule, receipts, construction photographs, snag list and warranty. One buyer can never see another's price or payment record.
Snag closure, handover checklist, key handover, warranty periods and what happens when something fails after possession.
Running the company
The parts that sit across everything else.
What the person signing in needs to see first, which is not the same thing for an owner, a finance manager and a store keeper.
Who signs off what, at which value, in what order. An indent or a purchase order that needs approval actually reaches an approver.
Drawings, agreements and certificates against the project they belong to, visible only to people on that project.
Project profitability, cost against budget, ageing, stock, sales and statutory registers — exportable to Excel and to Tally.
Ask a question of your own data in plain words instead of building a report to answer it.
Most builders start with projects, procurement, inventory and accounts, and add sales and the buyer portal when the first tower is ready to book. Nothing has to be switched on before it is useful.
